Dear Planning Commissioners,

I’m writing to express my support for the proposed Holland Partner Group proposal for mixed-use residential development at 16800 Magnolia St.

As a community member, I appreciate that this project is consistent with the city’s approved General Plan Update as well as the State of California’s RHNA mandate, which requires zoning for over 4,800 new residential units in Fountain Valley. I recognize that this development could bring significant economic benefits to the city. Developer fees generated for this project would include $5.4 million for parks and recreation, $4 million for the school district, and $155K in traffic improvements. The ongoing increase in property and sales tax revenues, which includes an estimated $4 million in tax revenue for the city and county, as well as the one-time permit and construction-related fees, will provide a much-needed boost to the city’s General Fund at a time when cities are experiencing economic uncertainty.

I believe this project is critical for the long-term viability of Fountain Valley. Many of us are aware that the housing market in our city needs to evolve to meet the demands of today’s workforce and future residents. This type of development, with modern amenities and workforce housing options, is exactly what is needed to attract people who want to remain in Fountain Valley or return home but have few options for newer, more affordable housing.

I understand that the city is in a difficult position, balancing the need to comply with state law while maintaining the unique character of our community. That’s why I’m particularly encouraged by the way this project aligns with the city’s General Plan, addressing concerns while staying true to the values that make Fountain Valley “a nice place to live.”

I encourage the planning commission to move forward with this important project. Thank you for your time and consideration.
